Mjejane Reserve on the Crocodile River

This property is situated on 4,000 hectares on the southern border of the Kruger National Park.
This brand new reserve on the banks of the Crocodile River, developed jointly with the Mjejane community, offers a selection of holiday and investment opportunities including timeshare, syndication and full ownership options.

A bridge, affording direct access to the Kruger National Park, is to be built in the area of the original Nellmapius Drift where the old transport road between Delagoa Bay and Lydenburg crossed the Crocodile River.
A section of the reserve (about 700 hectares) will remain fenced off from the park, and will not stock "dangerous" game. Owners will be able to traverse this area in their private vehicles.
Traversing in the area incorporated into the Greater Kruger Park may only be undertaken in vehicles that comply with the Kruger National Park specifications, provided that the driver is suitably qualified and accredited in terms of the Parks Board requirements.
Game drives, or a game drive vehicle and drivers, may be hired through Mjejane Safari Lodge.
Services (water, electricity and sewerage) will be supplied to the boundary of each stand. However, Eskom will only be able to supply a limited amount of electricity for the next 36 months, and it is therefore necessary for the owners to use gas and solar power as far as possible. Until the full electricity supply to the reserve is installed, each unit will be allowed airconditioning units to a combined maximum of 12BTU, and no Jacuzzis will be permitted.
Building must commence within 48 months of the date of purchase from the developer, and be completed within 12 months from commencement of construction.

To be developed in phases, the general plan includes:
Erf 1:
- This includes Mjejane Safari Lodge – an exclusive 10 bedroom lodge offering a restaurant, pub and conference room as well as a pool, spa, gym, elevated viewing hide, shop and various other facilities. This lodge is expected to be operating shortly.
- The developer also has the rights to establish a hotel, sports facilities and other amenities.
- 4 game viewing hides, overlooking the river, are to be built.
- 61 full title riverfront stands, averaging 2400m², and priced between R2,500,000 and R3,000,000.
- 15 full title bush view stands, averaging 3200m², and priced between R790,000 and R1,500,000.
- 2 premium riverfront sites reserved for syndicated ownership.
- One site comprises 2 stands. A fully furnished and equipped 7 bedroom lodge, with the potential to expand to 10 bedrooms, will be built. Ownership will be structured on 5 lines of 10 weeks each. Each 10 week line may be split once only into 2 x 5 week lines. Specific weeks will be selected by the investors each year.
Cost will be R1,990,000 for the 10 week option, and R995,000 for the 5 week option. - The second site will comprise a fully furnished and equipped 5 bedroom lodge on stand 47. The ownership model is structured on 13 lines of 4 weeks each. Use will be based on a predetermined rotational calendar, allowing each syndicate member to enjoy all the seasons.
Building restrictions include a dwelling size between 200m² and 800m². Units must follow prescribed architectural guidelines, be single storey, and have a maximum of 10 beds (5 bedrooms).
Erf 2:
- 40 private 1 hectare bush sites, set out along dry river beds, and priced between R2,300,000 to R2,500,000.
- Stands will be unfenced and homes are to be built on stilts or terraced with suitable electrification to safeguard residents.
- Beds are restricted to 16, and maximum size is set at 1500m².
- Owners of these stands will be responsible for installing (at their cost) their own sewerage system, but electricity and water will be supplied by the developer.
Erf 3:
- Approximately 240 residential stands will be laid out in this 382 hectare development node. Stand sizes will vary from 2000m² to 4000m² and provision has also been made for around 80 cluster units.
- Rights for amenities such as sports and recreation facilities, clubs, and a hotel have been granted for this erf, which will be fully fenced.
Erf 4:
- Approximately 200 residential stands as well as commercial developments and amenities are planned for this 61 hectare node.
Erf 5:
- A luxury tented camp comprising 20 permanent tented structures is to be erected on 29 hectares. These will be sold on fractional ownership in modules of 4 weeks per fraction. Various game viewing and recreational amenities may also be provided within this area.
Levies are estimated to be around R3000 per month. Owners are permitted to rent out their units on an ad hoc basis, but not on a commercial basis. Owners may register with Mjejane Safari Lodge, or with the managing agent, who will endeavour to rent out available weeks on behalf of the owner, for which an administration fee will be charged.
This reserve represents the last significant tract of pristine indigenous bush adjoining the southern boundary of the park, and the number of game trails on the banks of the Crocodile River indicate that game viewing from the residences will be everything that one hopes for when going to the Kruger Park.
